As a Senior licensed real estate broker, I provide the variety of services relating to residential and income real estate. I am able to assist seniors with the sale of their single family residences and apartments; I work with lenders who do reverse mortgages for my clients. I am familiar with assisted living as well as residential care homes. I realize that many seniors are very healthy and lead active and fulfilling lives; these people have different needs. The following does not pertain to these individuals.
Tips for Selecting a Retirement Residence:

Plan ahead to make sure the property accommodates your needs over the long haul |

Avoid changing facilities because seniors do not like change. |

Request a written list of extra charges and policy for changing charges. |

Make sure the provider evaluates the needs of the resident and needs are communicated clearly. |

Examine the menu and make sure the facility can accommodate special diets. |

Make a couple of unannounced visits before making a final decision. |

Change in society today occurs very fast. For some seniors, change is too fast, difficult to keep up with, and this causes anxiety and fear. My senior clients have received tender loving care since understanding and comfort is sorely needed during this stressful time of change. Moving for seniors is very stressful! Moving may be due to illness or financial problems, or pressure by adult children. In summary, I give my clients the patience, care, and understanding that they need during these trying times. My clients truly become part of my "family". |

If you are a homeowner who is at least 62 and who can uses additional monthly income or a credit line for expenses such as a new roof, a car or a vacation, a reverse mortgage might be right for you.
This unique finance device pays senior homeowners either monthly or periodic payments. No repayment is required until the home is sold or the owner permanently moves out or dies. Then the reverse mortgage must be paid off either by refinancing or from the sales proceeds.
Only in the last few years have FHA, Fannie Mae and Financial Freedom Plan reverse mortgages become widely available in most states.
Using Equity to Create Monthly Income
If you own your home, are at least 62 and have little or no mortgage debt, your home equity can be used to create either monthly tax free income for the rest of your life, or a credit line for necessities, emergencies or extravagances.
The reverse mortgage terms depend on the homeowners age and the home's appraised value. If there is more than one homeowner, all owners must be 62 or older. Income, or lack therof, of the homeowner is irrelevant.
The older the homeowner, the greater the monthly lifetime income payments.
Even if the total exceeds the home's market value, the reverse mortgage lender must continue the payments. Never can the lender demand a deficiency payment from the borrower or the heirs. Only the residence is the reverse mortgage security.
Single family houses and condominiums qualify for reverse mortgage security, but cooperative apartments and mobile homes do not. The older the homeonwer, the better, because older owners qualify for larger monthly payments or a larger credit line. In other words, a 95 year old homeowner can receive bigger payments than a 70 year old homeowner.
If the residence is owned by husband and wife, the age of the younger spouse is used to calculate the available monthly payments or credit line. If the home has a small exisiting mortgage, it can be paid off with a lump sum reverse mortgage advance.
Ideal Candidates for Reverse Mortgages
Older homeowners who are property rich but cash poor are ideal for reverse mortgages. For example, a person who owns a house free and clear, but it needs much repair; the individual relies on social security and a small pension, and does not have the funds to pay for the repairs to the house; this person also needs more monthly income. This individual would benefit greatly from a reverse mortgage link below. reversemortgage
